Are you looking for a simple, easy-to-use, mortgage loan calculator or financial calculator, with no annoying ads?  Maybe you want to track your retirement savings or see if you can afford that new home loan?  When I used to try and find a free no-ads mortgage calculator or financial calculator, it drove me crazy with all the solicitations and pop-ups I'd receive from lending institutions and the like.  So, I decided to do something about it and I wrote my own.  I've provided a calculator in 2 forms:  One is a simple loan calculator, and the other is a financial calculator (see links from menu above).  The Loan Calculator is targeted specifically for loans & mortgages, whereas the Financial Calculator is a simple retirement investment calculator and is good for other general Time Value of Money (TVM) calculations.  Please give them a try and let me know if you have any questions.  One of my goals is to make the calculators easy to use, so if you don't find that to be the case, I'd like to get your feed back.  Obviously, this is all controlled by software (JavaScript), so there could be bugs.  Hopefully not, but it wouldn't surprise me.  If you do find any problems, please go to the contact page and send me an email.  Thanks!

Why use these Calculators?

What's the advantage of using the calculators provided here, as opposed to the thousand other calculators that are available?  There are a few advantages of these calculators that you may not find with other options.

  • Limited ads:  You'll never get a pop-up on top of the main user space and no irritating videos will appear anywhere.  Any ads that do appear will be off to the side and static in nature.  i.e., Easily avoidable!

  • Ease of use:  The calculators were designed to be intuitive and simple to use.  They won't solve all of your problems, but should be applicable to most main stream use cases.

  • Calculate any value:  Most calculators you find on the internet only calculate for monthly payment, or final/future value, but there are no limitations here.  You can do such things like "what interest rate do I need to afford a 300k mortgage over 30 years with a $1500 payment"?.  Or, "how long will it take to pay that mortgage off if I up the payment to $2000"?  You won't find this feature on too many other online calculators.

  • Inflation adjustment:  On the Financial Calculator, you can auto adjust the payment or withdrawal on a yearly basis.  For your Retirement Investment, let's say you contribute $5000/yr to your 401k, but you plan to increase that as you get pay raises.  You can simply enter "5" as an inflation adjustment of 5 percent, and the contribution will go up to $5250 on year 2, etc... .  Note that this is all prorated monthly.  You will rarely see this feature on other calculators, on-line or elsewhere.

  • Exportable Amortization Schedule:  Just click the "amort" button and you'll get an easy loan amortization calculator printout that is importable into other tools.
